    Series of houses II-68-04 present in almost all areas of the capital, built up from the early 70s to the 90s, for example. Series II-68-04 are houses of original design. It is noteworthy that the balconies are located at a slight angle to the plane of the house and in a checkerboard pattern relative to each other.

    Houses in this series II-68-04 were built in 1970-1975 exclusively in Moscow, in the residential areas of Biryulyovo Vostochnoe (Lipetskaya St.), Orekhovo-Borisovo, Tsaritsyno (Lenino-Dachnoe), Bibirevo, Novogireevo, as well as in 1 microdistrict. Zelenograd and one each in some other areas. In the houses of the series II-68-04 12 floors each. The entrance is equipped with passenger and freight elevators.

    Houses of series II-68-02 are huge residential complexes of large sections, built in densely populated areas; on one floor there can be up to 9 apartments, mostly one-room ones. This standard project was not widely used - in total, about 60 buildings of this series were built, mainly for employees of housing construction cooperatives. In addition to this house series II-68-02 (16-story building) settled by foreign diplomats. Most of the houses in the series were built in different areas of the capital, several in Odintsovo, Khimki, and Tolyatti.





    Design features of the series and facade finishing

    Both external and inter-apartment walls are made of expanded clay concrete - blocks 40 and 39 cm thick, respectively. Interior partitions are made of 8-centimeter gypsum concrete. Hollow-core panels were used to equip the floors.

    The facades of the series are distinguished by the presence of double triangular balconies, painted white. Moreover, all balconies in the first modifications of the project are located on one side of the house - opposite to the elevator and staircase assembly. In houses of this series, built since the late 1970s, the color of the facade panels was changed (from gloomy gray to more pleasant blue) and a passage was made through a common balcony leading from the elevator door to the evacuation flight of stairs. Each entrance has 2 elevators - passenger and freight. Above the upper residential floor there is a technical floor.

    The disadvantage of the project is the lack of balconies in one-room apartments, which are usually located on the 6th to 9th floors. In addition, like almost all panel houses of that period, series II-68-02 does not meet modern thermal requirements, and therefore there is freezing and the formation of condensation, mold and mildew on the inner surface of the outer walls of such houses.

    Features of apartment layouts

    The planning solutions for apartments in series II-68-02 may differ depending on the modification of the standard project, the location of construction, the number of rooms and square footage, but they are all quite thoughtful and convenient, which determines the demand for such apartments in the real estate market today.

    This series is not included in the house demolition plan; in the early 2000s, most of the houses in this series were rehabilitated (planned major repairs) with roof renovation and replacement of utilities.

    The main advantages of this series are the presence of isolated rooms and a significantly increased kitchen area in one-room apartments - more than 10 m2, as well as separate bathrooms in 2- and 3-room apartments. Redevelopment of apartments in buildings of the II-68-02 series is possible and has more options compared to panel high-rise buildings.

    II-68-04 is an experimental series of block houses designed in the late 1960s. The series is built from standard II-68 products. Recognizable by the non-standard stepped shape of the sections and balconies located at an angle to the outer wall. Years of construction: from 1970 to 1975. In total, about 20 houses were built. In Moscow, houses of the experimental series II-68-04 were built in the following microdistricts: Biryulyovo Vostochnoe, Zelenograd, Orekhovo-Borisovo, Tsaritsyno, Bibirevo, Novogireevo, Vykhino-Zhulebino. This series was not built in the Moscow region and regions of Russia.

    The II-68-04 series of block towers is not included in the list of those to be demolished; the likelihood of demolition, even in the long term, is low. The beginning of mass renovation (overhaul) in Moscow: 1st half of the 2000s.

    This series of twelve-story houses is easy to recognize, because the shape of the house, in the form of an elongated letter V and balconies located at an angle to the facade in the form of stairs, have become a distinctive feature of the II-68-04 series, developed by MNIITEP.

    A series of these block houses were built exclusively in Moscow from 1970 to 1975.

    There are 4 or 6 entrances, the first floors are mainly residential. There are 7 - 8 apartments per floor.

    The apartments are mostly 1, 2, 3, and in a small number 4-room.

    Four-room apartments have a couple of adjacent rooms, but all other apartments have only isolated ones.

    Bathrooms are adjacent only in one-room apartments.
